Most commercial real estate brokerages begin with questions such as: How much square footage do you need? Where do you want to be located? What is your budget? When do you need to move? Those questions matter, but they assume the business owner already knows exactly what they need. In my experience, that is rarely the case. You may have a general idea of the size, location, or type of property you want, but those preferences do not tell the whole story. Before determining what your real estate should look like, we need to understand what your business is trying to accomplish. That is why VIA begins somewhere different.
Instead of immediately asking what kind of property you want, we first ask where your business is going. We want to understand how your business got to where it is today, why you are considering a new space, what is working—or not working—at your current location, how you expect your company to grow, what your team, customers, and operations will need in the future, and what would make this next real estate decision successful. By asking better questions at the beginning, we can develop a real estate strategy based on what your business truly needs—not simply send you properties that happen to match a few search criteria. Through vision mapping, we take the time to learn about your business, its history, its challenges, and the future you are working to build. Together, we look beyond square footage and asking rents to understand the bigger picture. We consider how a space could affect your daily operations, hiring plans, customer experience, visibility, accessibility, finances, and long-term growth. The goal is to create a clear picture of what the right real estate solution needs to accomplish.
